Getting Started - Buyers

Below is a brief overview of what to expect when buying a home in the greater Palm Springs area and how I support buyers throughout the process.

My role is simple: to represent your best interests, keep you informed, and guide you through each step with clarity and discretion.  There's a few important things to know upfront:

Palm Springs Area is unique. A large portion of homes are second residences, many buyers pay cash, and a significant number of properties are on leased land (BIA). These factors can affect pricing, financing, and timelines.

Being “offer-ready” matters. Whether you’re paying cash or financing, sellers expect proof of funds or a lender pre-approval before considering an offer.

The buying process has changed. Buyers now sign a written agreement with their agent before touring homes, and buyer-agent compensation is negotiated as part of the offer. I’ll explain this clearly so there are no surprises.

Timing is personal. The right time to buy is when you’re ready—financially and emotionally—not based on headlines.

What I do for buyers includes:

  • Helping you define the right location, property type, and budget
  • Identifying opportunities (on-market and off-market)
  • Providing market data, pricing strategy, and comps
  • Negotiating price and terms on your behalf
  • Managing inspections, timelines, and contract details through closing

My goal is to make the process organized, thoughtful, and as stress-free as possible—so you can focus on finding the right home.
